On paper the buyer's monthly numbers should look nearly identical. In practice they diverge by roughly $400 a month before the first light bulb is changed.

That gap is the story the portal price never tells. It is also the single most useful thing to understand before writing an offer here.

Any relocating buyer who anchors on a single "Lake Nona median" is comparing an average of towns, not a price. The buyer's real question is narrower: what does the community I want cost to hold, month over month, once I close.

The carry stack, community by community

Two line items decide that answer, and neither one appears in a portal's monthly payment estimator. The other adds a non-ad valorem CDD line to the same tax bill and, often, a second tier of association dues on top. On a fifteen-year hold, the difference is not a rounding error.

Insurance widens the gap in the other direction depending on the roof. For buyers who want to make a like-for-like comparison across two or three shortlisted homes, the sequence is short and repeatable:

  1. Pull the parcel's current CDD assessment from the Orange County Tax Collector, not the builder or a listing agent's estimate. Most Lake Nona CDDs place their assessments on the Orange County property tax bill as non-ad valorem charges, and you can confirm whether a parcel has CDD assessments by reviewing the property's tax bill or parcel record with the Orange County Property Appraiser and the Orange County Tax Collector.
  2. Request the HOA estoppel or resale certificate and read for both the master and sub-association line items, transfer fees, and any pending special assessments.
  3. Ask for the CDD's bond maturity schedule. Always ask the current amount, not the original amount. Bonds that are years into their curve carry less debt service than a brand-new phase.
  4. Bind an insurance quote before you're emotionally committed. The $2,600-a-year range documented above is real and roof-driven.
  5. Rebuild the monthly number: principal and interest, one-twelfth of ad valorem tax, one-twelfth of CDD, homeowner's insurance, and both tiers of HOA. Only then compare it against the Winter Park or Baldwin Park alternative on your list.

Buyers who complete this exercise routinely reorder their own shortlists. The home that looked like the value pick on the portal is not always the one that carries lightest.

Is a CDD a red flag? No. It is a financing mechanism, not a defect. What matters is the current assessment, the years remaining on the bond, and whether the amenities you are paying for actually exist yet.
